Water dripping or pooling around your indoor AC unit is one of the most common service calls we receive in UAE, where high humidity and constant AC use create ideal conditions for drainage problems. Left unaddressed, AC water leaks can damage ceilings, walls and flooring. Here are the 6 most common causes and how each is fixed.
1. Blocked Condensate Drain Line
This is by far the most common cause. As your AC cools the air, it removes moisture which collects in a drain pan and exits through a condensate drain line. Algae, dust and debris can build up inside this line over time, especially in UAE's dusty environment, eventually blocking it completely so water backs up and overflows.
Fix: Professional drain line clearing, usually with a wet/dry vacuum or nitrogen pressure, restores proper drainage. This is a routine part of professional AC servicing.
2. Clogged or Dirty Air Filter
A severely clogged filter can cause the evaporator coil to get too cold and freeze. When the ice eventually melts — often faster than the drain pan can handle — it can overflow.
Fix: Clean or replace the filter and allow any ice to melt fully before running the AC again. Establish a regular 2-4 week filter cleaning routine going forward.
3. Cracked or Damaged Drain Pan
Over years of use, the plastic drain pan beneath the indoor unit can crack or corrode, allowing water to escape before it reaches the drain line at all.
Fix: Drain pan replacement — a straightforward repair once identified, particularly common in units over 8-10 years old.
4. Low Refrigerant Causing Coil Freezing
Low refrigerant can cause the evaporator coil to become too cold and ice over. When this ice melts, it often produces more water than the drain system is designed to handle, causing overflow.
Fix: Refrigerant leak detection and repair, followed by a proper recharge — simply addressing the water symptom without fixing the underlying low-refrigerant cause will not solve the problem long-term.
5. Improper Installation (Indoor Unit Not Level)
If the indoor unit was installed without the correct slight backward tilt needed for proper drainage, condensate can pool and drip from the front of the unit instead of draining correctly through the line.
Fix: Re-levelling the unit to the correct installation angle — this is a one-time fix that should not recur once corrected properly.
6. Frozen Outdoor Unit (in central/ducted systems)
For central AC systems, ice buildup on outdoor components can also lead to water pooling once it melts, particularly if airflow around the outdoor unit is restricted.
Fix: Clearing any obstruction around the outdoor unit and addressing the underlying airflow or refrigerant issue causing the freeze in the first place.
What to Do Right Now if Your AC Is Leaking
- Switch off the AC to stop further water accumulation
- Place towels or a container to catch dripping water and protect flooring/furniture
- Check if the filter is visibly dirty — clean it if so
- Do not attempt to fix drain lines or refrigerant issues yourself — call a professional
- Note whether you see any ice on the unit, which points to a refrigerant or airflow issue
Is AC Water Leakage Dangerous?
Beyond the immediate mess, persistent water leakage can cause ceiling staining, paint damage, mould growth and — in serious cases — structural damage to ceilings or walls if left unaddressed for weeks or months. It is worth addressing promptly rather than simply mopping up repeatedly.
