A dated kitchen is one of the fastest things a tenant or buyer notices when they walk into a UAE property, and one of the most reliable renovations for return on investment. We design and build kitchens from compact studio layouts in JLT and Al Nahda through to full villa kitchens with a separate prep area, handling cabinetry, countertops, tiling, plumbing and electrical as one coordinated project with a fixed price agreed before work begins.

In the Dubai residential market, a modern kitchen can add a meaningful percentage to apartment resale value and command a noticeable rental premium over a comparable unit with a dated kitchen. An outdated kitchen with faded cabinet fronts, chipped laminate countertops and weak lighting actively works against you every time a tenant or buyer walks through the door — it is one of the two or three rooms that decide a viewing outcome in the first ninety seconds. A kitchen renovation is best thought of as a property investment with a payback period, not a lifestyle expense.
We have completed kitchens from compact studio layouts through to sixty-square-metre villa kitchens with a separate scullery and prep area in communities such as Emirates Hills. Across that range, the fundamentals of what UAE households need and what returns the best value stay consistent.
Kitchen design in UAE properties has to account for cultural and practical factors that generic Western kitchen specifications do not anticipate. Ventilation capacity is the most consistently underspecified element. Arabic cooking — ghee-based rice dishes, heavily spiced meat preparation, deep-fried food — produces significantly more vapour, grease and aromatic particulate than the cooking style standard extractor ratings are designed around. A hood rated at 400 cubic metres per hour, the figure common in developer-fitted UAE kitchens, is inadequate for a family cooking load. We generally specify 700 to 1,200 cubic metres per hour for family kitchens, with ducting sized to match without excessive noise. An undersized hood leaves every surface in the kitchen coated in fine grease within months of regular heavy cooking.
Storage volume is the second most underestimated factor. A typical UAE family kitchen needs to store large rice cookers and pressure cookers, multiple serving dish sets for different occasions, Ramadan and Eid-specific serving ware, oversized stock pots, bulk dry goods and multiple sets of glassware for varying guest numbers. Standard European cabinet depth does not provide enough storage volume for this inventory without significantly increasing the total cabinet count. We design UAE family kitchens with storage capacity treated as a primary design objective, not an afterthought once the aesthetic layout is settled.
Villa owners across Dubai are removing walls between kitchen, dining and living space at a steady pace. Open-plan kitchen living maximises natural light, improves flow between kitchen and family space and makes a home feel considerably larger. Every wall gets assessed by our structural team before removal — load-bearing walls require a steel beam to maintain structural integrity, while partition walls come down with minimal structural work. We handle the full scope: assessment, beam installation where needed, wall removal, surface making-good and integrating the kitchen design into the new open-plan space.
An island is the single most requested addition in villa kitchen renovations. It adds worktop area, a breakfast bar for informal seating, hidden storage below, and the social interaction between the cook and the rest of the household that open-plan living is built around. We design islands with proper clearance on all sides for circulation, integrated power sockets for small appliances, and under-bench storage matched to what the homeowner actually needs close at hand.
Most UAE kitchens have to handle two distinct cooking cultures at once: everyday family cooking and large-scale hospitality for Eid, Ramadan and family gatherings. A properly designed kitchen for this includes a large-capacity gas or dual-fuel hob with five to six burners sized for large rice and stew pots, deep drawer storage for oversized cooking vessels, a scullery or separate utility prep area, and ventilation sized for heavy aromatic cooking. We design kitchens that work for both daily routine and hospitality without compromising either.
Natural granite is a strong choice for households that cook heavily, with excellent heat resistance — a pot straight from a hot oven can sit directly on it without damage. Every slab is unique in appearance, and UAE cooking oils, turmeric and spice create a real staining risk, so granite needs periodic sealing roughly every twelve to eighteen months to maintain resistance. Skip the sealing and the porous stone absorbs cooking oils permanently. We seal all installed granite at the point of installation and schedule an annual return visit.
Engineered quartz is non-porous, so no sealing is required and no staining occurs from turmeric, coffee or cooking oil, with consistent colour and pattern throughout the slab. The one real limitation for UAE households is that the resin binder in quartz can discolour under direct heat above roughly 150 degrees, so a trivet under hot pans is a genuine requirement, not just good practice. For households that regularly move a hot pan straight from hob to counter, granite is the technically safer choice.
Sintered stone and large-format porcelain countertops combine stone-level heat resistance with lower porosity than natural granite and strong UV stability, making them a suitable choice for outdoor kitchen applications where standard quartz would discolour over time. They sit at a premium price point compared to standard quartz, but the technical performance in UAE outdoor conditions justifies the cost for the right application.
Every cabinet material decision has to account for cooking steam, air-conditioning condensation cycling and uncooled kitchen temperatures that can reach the low thirties. The correct specification is moisture-resistant grade MDF or marine-grade plywood for all carcass construction — standard interior MDF swells and delaminates within two to three years in UAE kitchen steam. Particle board has no place in a UAE kitchen; it fails in moisture conditions faster than any other board material.
Modern kitchen renovations in the UAE typically integrate appliances into the cabinet design — ovens set at eye level, dishwashers hidden behind matching door fronts, refrigerators built in for a seamless appearance. Every integrated appliance needs its own dedicated electrical circuit, a requirement that older apartments may not meet without an electrical upgrade. We coordinate all electrical requirements as part of the renovation scope, including any DEWA notifications needed for new circuit installation.
UAE kitchen projects have lead times that catch many homeowners off guard if not planned for. Imported porcelain tile typically takes two to four weeks to arrive from Dubai stockists. Custom lacquered doors run three to five weeks from our workshop. Imported stone countertops such as quartzite or premium marble can take three to six weeks, while standard quartz is usually available within a week from UAE stockists. Once materials are confirmed, construction — demolition, rough-in, tiling, cabinet installation, countertop fitting, appliance connection and finishing — typically runs four to five weeks. Total elapsed time from first site visit to handover on a standard apartment kitchen is usually seven to ten weeks when custom materials are specified; a rush project using stock materials can complete in three to five weeks.
Modular kitchens are the better-value choice for standard apartment layouts where dimensions fit standard module sizes. Custom kitchens are the right choice for irregular villa layouts, L-shaped or U-shaped plans that benefit from an optimised corner solution, households with specific Arabic kitchen storage requirements, or a design ambition that standard modules simply cannot meet. We assess which is appropriate for your specific kitchen at the site visit and can provide both options for comparison where it makes sense.
Different households in the UAE have genuinely different kitchen priorities, and the best designs start from the actual cooking culture of the home rather than a generic template. Western expat households typically prioritise integrated appliances for a clean look, coffee-station counter space, wine storage, a large refrigerator with an ice maker and a dishwasher as a non-negotiable. UAE national family kitchens typically need a large five to six burner hob for rice and stew cooking, deep drawer storage for oversized pots, a separate scullery to keep the main kitchen presentable during hospitality, and larger-capacity refrigeration. South Asian family kitchens typically prioritise tall cabinets with extensive spice storage, dedicated space for a large pressure cooker, a separate prep area for flatbread preparation, and a hob with large burners positioned at the front. None of these is better or worse than the others — the design conversation at the first site visit is where we work out which of these applies to your household, or what mix of them does.

Granite is natural stone with excellent heat resistance but needs periodic sealing to resist oil and spice staining. Quartz is engineered, needs no sealing and resists staining, but can discolour under very high direct heat, so a trivet is recommended.
