The Gulf climate is the reason UAE masonry work is a specialist trade rather than a generic handyman task. Wall surfaces swing between roughly 15°C on a winter night and over 50°C in direct summer sun. Coastal humidity drives algae and mould growth inside drain lines and behind wall tiles. This thermal and moisture cycling stresses tile adhesive and grout joints far harder than in a temperate climate — a job specified and installed to European or generic standards will typically fail within one to three UAE summers.
Marble and granite remain the dominant premium flooring materials in UAE villas and apartments — a cool surface underfoot in the heat, and a visual quality that developer marketing and resale valuations both lean on heavily. Natural stone is also unforgiving of poor installation and poor cleaning habits, so understanding the correct care routine matters as much as the initial fitting.
Professional marble polishing is not surface cleaning — it is a multi-stage abrasive grinding and crystallisation process. Our team works through diamond abrasive pads from coarse honing grit up through progressively finer intermediate stages, finishing with a chemical crystallisation compound that hardens and brightens the stone surface at the same time. This removes scratches and etch marks and restores the original mirror finish without harsh chemicals that would damage the internal structure of the stone. Marble and other calcite-based stone (travertine, limestone) are highly sensitive to acid. Large-format tile has almost zero tolerance for an uneven substrate — the surface needs to be flat to within a few millimetres over any two-metre span, a standard most raw UAE concrete floors do not meet without a skim-levelling compound applied first. We laser-check every substrate before tiling and level where needed. Skipping this step is the single biggest reason large-format tile installations look unprofessional.
A standard notched-trowel ceramic adhesive is inadequate for large-format stone. We use polymer-modified flexible large-format adhesive applied with a double-buttering method, adhesive on both the substrate and the tile back, to reach the near-full coverage needed to prevent hollow spots. A large tile with hollow spots underneath will crack under foot traffic and UAE temperature cycling.
UAE temperature swings cause real thermal expansion and contraction across a tiled floor. Movement joints — flexible silicone gaps rather than rigid grout — are required at all perimeters, around columns, and at roughly four to five metre spacing across large open areas. A floor tiled without movement joints will eventually push tiles against each other, cracking or lifting them. This is the single most common fault we are called to correct on poorly installed UAE floors.
Pool tiles face a combination of stresses unique to this application: constant immersion in chlorinated water, intense UV exposure on the coping, and wet-dry thermal cycling where the water sits in the mid-thirties in midsummer while the exposed coping surface can reach well over fifty degrees. Standard floor tile adhesive fails in this environment within one to three years.
Only pool-grade epoxy adhesive and epoxy grout belong in submerged and splash-zone pool areas. Epoxy systems are two-component products that cure through a chemical reaction rather than by drying, giving a permanently waterproof, chemical-resistant and UV-stable bond. Bathroom grout in UAE properties fails early for a few specific reasons: hard water deposits minerals into the grout pores and darkens it permanently, humidity causes cement grout to crack at joints that should have been left as flexible silicone, and a large share of UAE bathrooms were originally fitted with cement grout rather than epoxy grout — a specification shortcut that makes staining and mould growth close to inevitable over time.
The fix is to remove the existing grout completely and re-grout with epoxy. Epoxy grout is non-porous, so it cannot absorb water, cannot stain and cannot support mould growth, and it resists common UAE cleaning chemicals. It costs more than cement grout but lasts three to five times longer in local conditions and holds its colour permanently. We recommend epoxy grout for every wet-area re-grout in the UAE.
External wall cladding is a prominent feature of UAE villas, with natural stone, reconstituted stone and textured porcelain panels all in wide use. Cladding installed without proper mechanical fixings and movement joints will eventually crack, bow or fall away from the wall — a genuine safety hazard rather than a cosmetic flaw.
