Jumeirah Village Circle grew quickly from the mid-2010s, and a large share of its apartments are owned by investors and let to tenants. That mix creates a question we hear constantly when people ask for fridge repair in JVC: the fridge is failing, but who should arrange and pay for it? The original appliance has often been running through several Dubai summers, so it is now beyond most developer and manufacturer cover. This page explains the faults we see in JVC kitchens, how a visit is organised, and how tenants, landlords and property managers can settle a repair quickly. For the wider service, see Fridge Repair in Dubai.

Our refrigerator repair service in JVC handles top-freezer, bottom-freezer, side-by-side and French-door fridges, undercounter units and the cabinet-fitted models that some JVC kitchens include. Typical requests are a fridge that no longer cools, a freezer that frosts over, water on the kitchen floor, a compressor that runs without rest, a torn or loose door seal, and fans that rattle or whine. We diagnose first, explain the cause in plain language and give you a written quote before any part is ordered or fitted.
JVC is laid out around circular roads and split into numbered districts, with mid-rise apartment buildings and townhouses mixed together. Buildings completed around 2016 to 2019 are now several years old, which means the fridge that came with the flat has usually done thousands of hours of continuous running. A fridge never rests: its compressor and fans cycle day and night, and in Dubai heat the cycles are longer. Kitchens in many JVC apartments are compact, so the fridge often sits close to the oven or hob and against a cabinet side, which adds heat and limits airflow.
Vacant periods matter too. Investor-owned flats are sometimes empty between tenants, and a fridge left switched off with the door shut can develop odours, stiff seals and a musty interior. Restarting it without cleaning is a common cause of later complaints.
The tenancy contract is what decides responsibility, so read it first. The checklist below reflects what is usual practice, not legal advice, and your agreement may say something different.
| Situation | Usually arranged by | What helps |
|---|---|---|
| Fridge supplied with the unit fails through age or wear | Landlord or their property manager | Tenant reports quickly, sends a short video of the fault |
| Fault caused by misuse, such as a door left open or a blocked vent | Often the tenant | Take photos at move-in to show the starting condition |
| Fridge belongs to the tenant | Tenant | Keep the receipt and brand details to hand |
| Landlord wants to approve the quote first | Landlord approves, tenant gives access | Forward our written quote by WhatsApp |
| Building requires a permit or gate pass for contractors | Tenant or manager, with landlord consent if asked | Confirm building and unit number in advance |
| Owner lives overseas | Agent or manager acts for the owner | Share their WhatsApp contact so we can coordinate |
If you are a landlord or agent managing several units, tell us which flat needs attention and we can send the diagnosis and quote to you directly rather than to the resident.
Fridge not cooling. A fridge not cooling in JVC after years of summer running usually comes down to dust-clogged condenser coils, a condenser or evaporator fan that has slowed or stopped, a tired start relay, or a temperature sensor that reads wrongly. Less often it is a sealed-system leak or a worn compressor. We check airflow and electrical components first because they are the cheapest to correct.
Door seal wear. Original gaskets harden and split. A seal that no longer grips lets warm humid air in, causing frost, condensation and a compressor that works overtime. A new seal is often a worthwhile repair.
Water leaking inside or under the fridge. This is most often a frozen or blocked defrost drain. Melt water cannot leave, so it overflows onto the shelves or floor. Clearing the drain and checking the defrost heater and sensor stops it returning.
Noisy fan motor. A humming, ticking or rattling sound from the back or the freezer wall usually means a worn fan motor or a fan brushing ice or debris. It is best fixed before the motor fails and cooling drops.
Confirm the socket is live by testing another device, and check the dial or display is at a normal setting, roughly 3 to 5 degrees Celsius for the fridge and minus 18 for the freezer. Pull the fridge slightly forward if you can and look for a build-up of dust, but never remove rear panels or touch pipework. Make sure food is not blocking the vents inside. Take a photo of any ice, water or error message. If the fridge has been warm for more than a few hours, be careful with meat, dairy and cooked dishes.
Most JVC buildings have a reception or security desk and a lift. Visits go smoothly when the tenant gives the building and unit number early and, where the building requires it, a landlord approval or gate pass is arranged before we arrive. Parking near towers can be tight in the evening, so a morning or early afternoon window is often easier. If you are also dealing with a laundry issue, our page for washing machine repair in JVC covers it, and residents refreshing a kitchen can look at home renovation in JVC.
Leave a gap of a few centimetres behind and above the fridge where the design allows, keep it away from the cooker, and avoid packing every shelf so cold air can move. Wipe the door seal now and then and vacuum the grille at the base. These habits reduce compressor load and help an ageing appliance last longer. Good notes to keep for the landlord or agent are the brand, the model number and the date the fridge first began to struggle.
Fans, seals, drains, relays and sensors are normally worth repairing. A failed compressor or leaking sealed system on an old fridge usually is not, because the repair can approach the value of a new appliance. For rentals, the aim is a documented repair that landlords can approve quickly, so the sensible route is to get our written quote, send it to the landlord and let them decide. If replacement is the answer we will say so plainly, and you keep the diagnosis as evidence. You can also ask a nearby team through Fridge Repair in Jumeirah Village Triangle (JVT) if your home is on that side of the boundary.
We work on Samsung, LG, Bosch, Hitachi, Panasonic, Whirlpool, Haier, Midea, Hisense and other brands commonly supplied to Dubai apartments. If a fridge is unfamiliar, the rating label photo lets us confirm the model and the likely parts before the visit. Ask a JVC fridge technician about any second unit, such as a small drinks fridge, and we can look at it during the same visit.
If you live just outside JVC, the same technician team covers these nearby communities, each with its own page:

It depends on your tenancy contract. Commonly the landlord handles failures of a fridge supplied with the unit, while a tenant covers damage from misuse. Message us and we will send a written diagnosis and quote you can share with the landlord or agent.
Yes. Give us the landlord or property manager's WhatsApp contact and we will send the quote to them. We only start work once the person responsible has approved it, and the tenant simply provides access to the flat.
Often yes. At that age the usual culprits are dirty condenser coils, a slow fan, a worn seal or a sensor, all fairly repairable. A sealed-system failure is a different matter, and we will tell you if replacing is more sensible.
Some buildings ask for reception registration or a permit, others do not. Tell us your building and unit number when you message us, and let us know if the landlord must approve access, so we can arrange it before the visit.
The most common cause is a blocked or frozen defrost drain, which sends melt water into the compartment and out onto the floor. It can also be a cracked drain pan or a leaking water line. A technician checks these in turn.
Yes, if a tenant, agent or property manager can give access and the owner or their representative agrees to the quote by WhatsApp. Send us the contact details and building information and we will coordinate the rest.
Send a short video of the fault, a photo of the model label and our written diagnosis. A clear record of when the problem started and what was found protects both tenant and landlord and avoids disagreement over the cause.
