A water heater that stops producing hot water is one of those household faults that feels immediately urgent. Unlike a dripping tap you can ignore for a while, cold showers in a household with multiple people become a problem from the first morning. Electric water heaters (geysers) in UAE apartments have specific failure patterns — heavily influenced by the UAE\'s extremely hard water supply — that make some causes far more common here than in other countries. This guide walks through the most common causes and what to do about each.

Cause 1 — Tripped Thermal Overload (Check This First)

Every electric water heater has a thermal overload device — a safety cutout that trips if the water temperature exceeds a safe limit. This is often the cause of sudden loss of hot water without any other symptoms. The thermal overload has a reset button, usually a small red button on the back or base of the geyser unit, sometimes behind a small access panel.

What to do: Turn off the power to the water heater at the breaker. Wait 5 minutes. Press the reset button firmly until you feel it click. Restore power and wait 30-45 minutes for the water to reheat. If the thermal overload trips again immediately or repeatedly, there is a genuine underlying fault — do not keep resetting it.

Cause 2 — Failed Heating Element (Most Common Cause in UAE)

The heating element is the electrical resistance coil inside the water heater tank that heats the water. In UAE conditions, elements fail faster than in most countries because UAE hard water deposits scale (calcium carbonate) directly onto the element surface. This scale acts as insulation, making the element work harder to heat the same amount of water, running at higher temperature until it burns out.

Signs of a failed element: power is on, thermostat is set correctly, thermal overload is not tripped — but water is cold after 45-60 minutes. Replacement is typically AED 250-450 including the part and labour. A quality branded element replacement on a tank that is less than 8 years old is almost always the right decision over full replacement.

Cause 3 — Failed Thermostat

The thermostat controls when the heating element turns on and off, maintaining water at the set temperature. When the thermostat fails, it either stops activating the element (cold water result) or fails to shut off (water overheating and thermal overload tripping). Cause 4 — Tripped Circuit Breaker

Check your DB (distribution board) box. The breaker for the water heater may have tripped. Reset it once. If it trips again immediately, there is an electrical fault — in the wiring, the element, or the thermostat — and the unit needs a technician before using it again.

Cause 5 — Scale Buildup Reducing Efficiency (Not Failed, Just Slow)

If the water heater is still producing hot water but takes much longer than it used to, or runs out of hot water faster than before, scale buildup on the element is the most likely cause in UAE conditions. Annual descaling of the tank and element — a service involving draining the tank and using a descaling solution — restores performance and significantly extends element life.

Cause 6 — Pressure Relief Valve Leaking

The pressure relief valve (PRV) is a safety device that releases water if the tank pressure or temperature becomes excessive. If the PRV is dripping or leaking, do not ignore it — it is doing this for a reason. Either the water pressure in your supply is too high, the thermostat is set too high (water is overheating), or the PRV seal has failed. All three require attention promptly.
